MSDC DEVELOPMENTS NEIGHBOURING FELBRIDGE 

DM/23/0810 200 PROPERTY DEVELOPMENT ON CRAWLEY DOWN ROAD (Barratt Homes)

Mid Sussex District Council have approved a development for 200 dwellings with two access roads from Crawley Down Road in Felbridge.  The dwellings will be in Sussex with access from the Surrey road. 

The first access road is at No. 71.  The property will be demolished and a screening wall built to either side of the access road.  WSCC Highways have said that all site vehicles must approach the development from the Copthorne Road/Crawley Down Road junction only.  No access is permitted using Rowplatt Lane and that will be monitored.  A childrens' play area is included in the approved drawings for this site.

The second access road is at No. 123.  Permission was refused for the developer to bring a road across the Gullege Bridleway and they are required to protect the bridleway from damage during construction.  The developer is required to deliver works to the bridleway including proper drainage and a new surface but this won't happen before building commences.  A central open space is included in the approved drawings for this site.  Felbridge Parish Council have secured funding from s106 payments which the developer is required to pay towards local infrastructure.  Unlike the previous three MSDC developments, funding from the one will be spent in Felbridge.  There is funding for community buildings, play and leisure and sports.  In addition, Surrey Highways require road improvements to Crawley Down Road funded by the developer.  

DM/23/2699 LAND SOUTH AND WEST OF IMBERHORNE UPPER SCHOOL (Welbeck Developments)

Mid Sussex District Council approved this application in February 2025.  The development off Imberhorne Lane will include 550 dwellings and 150 retirement apartments.  No funding has been specifically allocated to improvements at the Star Junction.  The developer has agreed to deliver a 'country park' near the Gullege Bridleway and new sports facilities before construction commences.  Buildings were to be provided for a GP surgery and a primary school however, NHS England have not confirmed whether a surgery will be provided and WSCC has said that there is no need for an additional school.  There is no guarantee that WSCC will adopt either building to provide these facilities.  Welbeck Developments who had been liaising with Felbridge Parish Council have now sold on the development. www.vistryeastgrinstead.co.uk
