Local Needs Housing

These houses are built on sites which would not normally be allocated for development.  They were built by the Parish Council in conjunction with a Housing Association and are built on an exception site.  Smarden has two schemes at Ashenden (20 houses managed by Smarden Parish Council) and at  Dadson Court (12 houses/flats managed by the English Rural Housing Association).  To qualify for one of these houses you need to demonstrate a connection with Smarden, either through family or work for example.  Local Needs Housing can either be for rent or shared ownership and this will depend on the particular development.  It is normally a mix of the two.  Ashenden is a form of shared ownership but Dadson Court is a mix of the two.

Ashenden

You need to register with  Smarden Parish Council to go on their Local Needs Housing list.  The list of Local Needs criteria and application form is attached below

It is important that the houses remain affordable for future generations.  Residents must seek the permission of the Parish Council for any improvements to Ashenden houses e.g. loft extensions, side extensions, conservatories etc.  

Dadson Court:  You need to register via the Housing Association who administer the housing list via this web link https://englishrural.org.uk/  stating that you are seeking Local Needs accommodation in Smarden
