We’ve had a few questions recently about why some people’s pitch fees are higher than others. We appreciate this doesn’t feel fair. Everyone receives the same level of service, so those paying £300+ have every right to feel ripped off when their neighbour tells them they only pay £200.

Here’s how it works:

- 📝 Pitch fees are set when you move in. The amount agreed at the start of your agreement becomes your baseline pitch fee.
- ⏳ There’s only a short window to challenge. If you believe the initial fee was unfair, the law gives you limited time after moving in to raise that challenge.
- ⚖️ Tribunals can’t revisit the starting fee. Pitch fee tribunals only deal with annual reviews and increases. They don’t have the power to compare one resident’s starting fee with another’s or adjust it later down the line.

👉 In short: differences in pitch fees are down to the starting point of each agreement, not something the tribunal can equalise later.
