People often ask what’s happening on site with various issues so it might be helpful if we provide an update.

Things are certainly progressing and it’s fair to say, we’ve had more done in the 4 months of Regency management than we did in 4 years of Royale. Improvements won’t happen overnight. And just because your particular issue hasn’t been addressed yet doesn’t mean it’s being ignored.

Grounds staff - We now have 3 full time grounds boys who are cracking on tidying things up and planting all ready for spring.

Lighting - A lot of people quite rightly say the site is not very well lit at night. So, our new landlord has brought in two electrical contractors who have looked at the lights that need fixing and others that need improving. It’s quite a balancing act because some people say they want much more lighting and others don’t want light pollution.

The two companies have submitted quotes and these are now with the head office for a decision as to what firm to use and approval for the money.

The Pond - last month the landlord got a quote from an aquatics company to bring the pond back to its former glory. The quotes were really high and it was suggested that a lot of the surface work wasn't that specialist and could be done by ground staff.

Specialists would only be needed for the underwater work like dealing with deep rooted rhizomes which are not easy to remove. Therefore, Regency is seeking a separate quote for just the underwater works which should be done in due course.

Roads - this is a much bigger job so the office has had to obtain 3 quotes. Two contractors have already visited the site to look at what needs to be done to repair and resurface our crumbling roads. A third contractor will be on site tomorrow. Once the three quotes are in, they will go to head office for selection and approval.

Gates - Gate installation should be complete within the next few days but won’t be operational for a few weeks because all the fobs need to be programmed in.

New signage - As you know, Regency took over 28 sites and all are having new signage. Contractors are working through sites one by one and upgrading all our street signs.

Clubhouse - those of you who use the club will know we’ve had leaks for over a year. Contractors are on site this week and next, carrying out repairs. This also includes redecorating the library room.

Pest Control - there have been reports of an increase in rats on site. The office is aware and has engaged a pest control company. Once again quotes have to go to the head office before contractors can be booked in.
