A few months ago, the Residents’ Association Committee met with Vistry Homes regarding their proposed development of the fields surrounding our site.

You may recall, we formally objected to the application through Basildon Council, with a detailed eight-page submission.

While it’s unlikely the application will be blocked - given the Council’s current pro-development stance, we’ve continued to engage with the developer to seek adjustments that would reduce the impact on Dunton Park should the plans be approved.

We’re pleased to report that Vistry has now agreed in writing to the following mitigation measures:

🔹 Construction Traffic Access
Requested: Use Mandeville Way - not Lower Dunton Road - as the primary access route for construction traffic during both the preparation and build phases.

Agreed: Vistry has confirmed that Mandeville Way will now be the main access point and will include this in their Construction Traffic Management Plan.

🔹 Privacy Screening Along Back Orchard

Requested: Introduce robust screening between the southern edge of the proposed site and the Dunton Park boundary, particularly along Back Orchard.

Agreed: Their landscape strategy will now include enhanced screening to preserve privacy for adjacent Dunton Park homes.

🔹 Relocation of Noisy Features
Requested: Position potentially noisy elements - such as play areas and the under-5s nursery - away from our boundary. We emphasised that many residents chose Dunton Park for its peace and quiet and prolonged outdoor noise would disrupt the lifestyle people moved here for.

Agreed: Vistry reviewed the nursery’s location and, at 75 metres from the nearest property, deemed no change necessary. However, they have revised their plans for the proposed “kick-about” play area - originally near Top Orchard and Sycamore - now being moved to a more central part of their site. This area alongside Dunton Park will now be replaced with a community orchard.

While we remain opposed to the development in principle, securing these concessions is a positive step in minimising the impact on our community.

With Basildon Council pushing ahead on multiple building fronts, having a chat with Vistry has proven to be the most effective route for now and we think this is good news
