Community Land Trust

Corry Valley Community Land Trust (CVCLT​)

Community Land Trusts (CVCLTs) are being set up across the country to help provide affordable homes for local people.

By forming a partnership with a Housing Association, the CVCLT can lead the housing project and generate a long-term income whilst being protected from the risks involved. The community then has a financially viable Trust able to take on future projects for the benefit of that community.

Key Features of the CVCLT​

Land Ownership

  • The CVCLT can secure the housing site in perpetuity for the community.
  • There is an option for the CVCLT to take full ownership of the properties from the Housing Association if desired.
  • The CVCLT enters into a long-term lease with the Housing Association and influences important aspects like layout, design, and occupancy.

Affordable Homes for Local People

  • Priority is given to those with a strong local connection – living or working in the parish, or having family there.
  • This is legally protected through agreements between the Council, the Housing Association, and the Community Land Trust.

Access to Grant Funding

  • The creation of the CVCLT enables government grants for community-led housing schemes.
  • Without the CVCLT grant opportunities would be limited for at least another four years.

Financial Viability

  • The CVCLT obtains income from ground rents sufficient to cover running costs and provide a small income for other projects.
  • This makes the Trust financially sustainable.

Potential for Other Projects

  • Priority is housing (rental and shared ownership), guided by current housing needs surveys.
  • The Trust can also own, develop, and protect other property and land within the community.

Democratic Structure

  • The Trust is democratic, with membership open to anyone supporting its objectives.

Meetings and Reports

The Corry Valley Community Land Trust (TCVCLT) has held open consultation meetings with partners Yarlington Housing Group (YHG).
